Capstone Life was started by engineers. The company is led by founders from the National Institute of Technology Karnataka (NITK) who built careers in technology before turning to homes, and that background still shows in how the company approaches building.
The people behind the projects
Umesh Sangurmath, Founder and Director, is an NITK Surathkal graduate, ex-Wipro and a serial entrepreneur. For him, the job goes well beyond construction:
“A developer plays a role in ensuring that families form a very cohesive, well knit and very strong communities. We’re here to make good homes and happy families.”Umesh Sangurmath, Founder and Director
Dr. Ravi Anand Rao, also from NITK Surathkal, worked at Infosys and Accenture before becoming a tech entrepreneur. He’s clear about what the company is not trying to be:
“We’re not in this business to create 1000s of units. It should be a landmark in terms of the facade and the people living in that community.”Dr. Ravi Anand Rao
S K Prasanna, CEO, is a former COO at Kolte Patil, with experience in managing large-scale projects, legal and sales:
“We’re very customer centric. We always take feedback into consideration and apply it to our next project.”S K Prasanna, CEO

Rethink, on three fronts
Capstone Life’s approach to urban living comes down to three ideas:
- Design: collaborating with top architects, engineers, creative artists and customers, so that each home is an amalgamation of aesthetic appeal and functionality.
- Resources: every building leaves a mark, not just on the skyline but on the environment. Building should respect the planet and the people who live on it.
- Tech: using cutting-edge technology to create spaces that enhance comfort, connection and harmony with the environment.

What comes next
That same thinking now drives the company’s two ongoing villa communities: The Midsummer Rain and Circular Reflections. Both reflect the mission that runs through all of Capstone Life’s work: to understand and craft living experiences.
It’s what the company calls the #NewWayToLive. If you’d like to see it for yourself, come and talk to the team.
